To guarantee maximum occupancy, we will affiliate market your villa through agent booking systems such as Razor/Booking Pal, in which we make contact with literally hundreds of companies who can book your villa.
In this case and in the case of travel and concierge companies who contact us directly we lower our commission to 10%.
You as the owner have the choice to keep your villa bespoke, where we only work directly with the public, however in terms of maximizing offers and so increasing occupancy and daily rates working dual agency requests is recommended. It terms of the dual commission to the introducing Agency, we would typically offer them 20%, increasing the total commission to 30%.
Please note that when we initially price your villa, in terms of what you will receive, we will add 30% to this figure to work out the "on line" price, expecting to offer a 10% discount to clients or a dual agency split

Photography is a passion at Cape Town Luxury Villas, our founder, Nick Ray Ball having a collage diploma and much experience in the subject. Its amazing how few people bother or know how to get the right photographs, but have no fear our photographers have the right experience.
In addition to an initial photo shoot of the house in the daylight and a t sunset, we have friendly deals with local fashion photographers, who in down days will photograph test shots, and model portfolios in the villas in exchange for re-photographing the villa and allowing us photos with the models to use as lifestyle shots.
Over time building to a large portfolio of hundreds of quality photographs painting the dream.
In 2008 Nick Ray Ball art directed and produced the Cape Villas coffee table book, of which 30,000 copies were distributed to Condé Nast Traveller subscribers. The book was so successful that one single booking paid for half the cost and in addition BULGARI jewelers, arguably the wolds most exclusive brand, certainly the most expensive called up our offices to say "Wow, we did not know you had such luxuries in Africa" asking to sponsor the next edition.
At the time it was decided that the next edition would cover more than Cape Town, and hence the Villa Secrets network is expanding internationality and will bring out its own quality magazine in 2015. Only Exclusive Collection villas will feature.

Experience has shown, that no matter how much money one applies to a property management division, a employee of a manager working for "the man" is no match for an experienced independent manager/business owner in charge of a small portfolio of properties.
For this reason, Villa Secrets will not manage a property, rather we will oversee the management.

At any time, on your laptop, tablet or cell phone, view all your bookings and get details of same, simply and easily.
Use the calender app, to instantly block out times you or you may wish fiends and family may wish to visit your villa. Or block of times for maintenance or spring cleaning. Your bookings will enter the system as "Owner Bookings."
Canceling an "Owner Booking" is a simple click of a button and your villas back in the calender available to book again.
We are developing a revolutionary pricing tool, where you enter just one price, and six different pricing states are created, which can be adjusted as a percentage. This tool follows the holidays and weekends and changes peak time prices accordingly, year on year.

The financial suite, currently under development shows all payments, as and when they happen, fed into the system strait from the bank via spreadsheet, thus there is no margin for error.
You will see payments to yourself past and up coming, you will see the payments to us from clients and all payments that transpire from the payment, from affiliate partner commissions to property management payments.
Also available on line will be your villa report, showing a summary of bookings past, present and future, a financial statements and via our Google Analytics API, you can see how many people have visited your web pages and websites each month.
For your convenience each month a summarized monthly report of all activity will be emailed to your address.
At the beginning of the process we will create you detailed financial projections for the following three years.

It is of course a sign of strength that we make this promise, as we are confident this scenario will arrive, but for your piece of mind, there will be no time limit to the mandate, rather it will be a rolling mandate that you can halt at any time.
Cancelation of mandate, does not include cancelation of bookings, just our exclusivity in making bookings
*Note in the case of sudden sales, typically the property will not be transferred for two to three months, which solves immediate problems, however if for instance a New Years booking has been made and we are before October, some compensation may be needed to re find a villa for guests, the compensation would assist in making such a switch an upgrade.
Soon Villa Secrets will sell properties though there network, it’s well known within the industry that the best way to sell luxury proprieties is to take the longer term, “wait for love buy” approach, and with Villa Secrets “For Sale” we specialize in such a sale.
In this case, the individualized website, magazine placements, portfolios of pictures from fashion shoots and placement within the Experience Africa Art book and Film all play to the crowd, bombarding guests and visitors with great looking imagery.
